William S. Mercer, CFA, is a seasoned executive with a career spanning over three decades in the financial services and commercial real estate sectors. He was the Chief Executive Officer of DebtX Analytics (DXA), the industry’s premier advisory firm for the valuation and stress testing of commercial real estate, residential, consumer, and C&I loan portfolios. He spun DXA off from its parent company in 2022.
William’s expertise is deeply rooted in his extensive professional background, having served previously as Executive Vice President at The Debt Exchange, where he managed the Loan Valuations and Analytics division. There, he developed and launched innovative products for CRE loan credit rating, CECL compliance, and stress testing while overseeing strategic and operational functions for his team. His impressive track record while there also included brokering over $5.3 billion in distressed debt and providing expert testimony in bankruptcy proceedings and civil litigation.
William’s career also includes significant roles at Sun Life Financial, where he was responsible for managing multi-billion-dollar CMBS, REIT, Homebuilder, and Building Materials fixed income portfolios, and John Hancock, where he originated CRE loans for both internal accounts and CMBS syndication. His experience is complemented by his earlier roles developing ground-up CRE projects at The Beal Companies and institutional brokerage at PaineWebber (now UBS).
